Rund is offering its broad range of consultancy services on two residential conversion developments in northwest London, as it works with Network Homes as Employer’s Agent, Cost Consultant, and Principal Designer.
The developments, located at Craven Park in Harlesden and Southdown Crescent in South Harrow, each involve the conversion of houses in multiple occupation (HMO) to three self-contained apartments.
Both projects involve an extensive programme of works which demands a high level of review and management, so our role is essential for ensuring all client specifications are met. Works involve full re-roofing, fenestration improvements, external masonry repairs and structural works to floors. There will also be several new internal fittings and features, external landscaping, and the creation of new bike storage.
Adrian Aplin, Surveyor at Rund commented: “Our team is adept at applying individual expertise to each service role, while combining different insights to benefit the wider project. Our Employer’s Agent service is instrumental in providing detailed contract administration, while our Principal Designer role is vital from a health and safety perspective. Our Cost Consultant service closely monitors spending across all project elements, so Network Homes will be assured that both projects will meet strict budgets and timeframes.”
We have helped Network Homes overcome various challenges throughout the works, including party wall issues, resulting in gradual dismantling and reconstruction to appease impacted neighbours. A careful strategy was also put in place for re-use and replacement of the existing fenestration.
Hudson Rogers, Construction Project Manager at Network Homes added: “Our Craven and Southdown projects will transform tired residences into new, modern and highly desirable self-contained apartments. Rund’s range of services will help ensure every element of our detailed programme of works is completed to a high standard.”
