Saxon Weald commissioned Rund for multiple consultancy services including Employer’s Agent, Clerk of Works, Principal Designer and Party Wall Surveyor on a residential development in Horsham.
Project Background
Alden Court was developed as part of a strategy to develop under-utilised land within an existing 81-unit residential development. The project involved the creation of an additional 21 shared ownership units, comprising two three-storey apartment blocks, linked by a one-storey residential building.
 
Several complex issues had to be overcome during construction. The land was occupied by existing garages, so our Employer’s Agent role was essential for managing a successful diversion and new facility installation strategy. This included diverting existing services, removing a decommissioned substation, and installing a new dual substation to serve the site.
 
Another challenge was that the site was very tightly developed, posing logistical issues for construction, Party Wall matters and access licenses. We added value to the project by offering our Party Wall Surveyor services, negotiating between adjoining parties, developing a schedule of condition, and inspecting the properties pre- and post-completion. This helped assure all parties that the new development was sound, and no damage was done to neighbouring units.
The Solution

Our broad scope of work also involved procurement, value engineering, quality management and assisting with planning application submissions. Our Clerk of Works service helped ensure high-quality delivery of the scheme, while our Principal Designer ensured works were fully compliant with the Construction Design & Management (CDM) regulations.

Alden Court now offers a range of 21 contemporary one and two bedroom apartments and bungalows, providing much-needed high-quality, affordable accommodation to the local area. The scheme has also benefitted the wider residential area through hard and soft landscaping to the existing grounds of Pelham & Waverley Courts. This included new refuse and cycle stores, block-paved parking areas and mature tree and shrub planting to uplift aesthetic value.
