The Avenue Park Road community development project aims to address the pressing need for genuinely affordable housing in the area while fostering a sense of community and enhancing the local environment.
Project Background

Rund is appointed as Employer’s Agent and Clerk of Works for the development of 75 affordable homes. This project is being procured and delivered as a Joint Venture between Metropolitan Living Limited and Mount Anvil Avenue Park Road Limited. 


The site is on disused land to the south of Thurlow Park Road, bordered by Avenue Park Road and Tulse Hill station/the railway line. Located on a key transport interchange the site has a role to play in the wider townscape of Tulse Hill. The station is currently tucked away particularly when approaching from the east. This development has an opportunity to provide balance to both sides of the tracks, enhanced further by the proposals to improve the public realm to the station’s east entrance.


The heart of the project revolves around the creation of 75 genuinely affordable new homes, catering to a variety of needs, including spacious three-bedroom family homes. These homes will be available at rents well below market levels, similar to council rents, ensuring accessibility to those in need.

The Solution

Our Employer’s Agent role involves a wide range of responsibilities, including carrying out specification reviews, risk management and value engineering to help lead the project to successful completion. Our Clerk of Works service will be central to ensuring high-quality delivery at every stage of the project, in respect of design, safety, workmanship and installation.

The Avenue Park community development project combines affordable housing with an array of community-focused amenities, all while maintaining a high standard of design. It promises to revitalise the local area, benefitting both residents and the surrounding neighbourhood.
