Rund was appointed as Employer’s Agent, Quantity Surveyor and Clerk of Works by One Housing Group on a new build, mixed-use development in Camden.
Project Background
Bangor Wharf included 48 flats split across different tenures including affordable rent, shared ownership, and private sale. The development also featured office and retail space, with all units split across a seven-storey block.
The Solution

Our work in the project’s pre-planning stages was fundamental for addressing various site abnormals. These originated from the site being in a dense urban environment, adjacent to the Grand Union Canal and a pond containing various types of wildlife.

Our experienced Quantity Surveyors assessed various issues and proposed recommendations for alleviation. This included applying for a license to relocate the pond adjacent to the development, as well as liaising with Thames Water to ensure sewers running under the development were not disrupted. We also put forward recommendations for diverting a high voltage electrical cable which conflicted with the site’s proposed infrastructure.

Various elements of design needed to be considered, particularly due to the development being in a conservation area. We engaged with the local conservation authorities to understand the various restrictions and subsequently, ensure all works were in line with regulations.

In addition, we added value to the project by preparing budget cost estimates for the various design options under consideration, ensuring all works aligned with the client’s specific budge
