Long-term client, Network Homes, selected Rund as dedicated Clerk of Works for a new residential project in Perivale, London.
Project Background
The Bilton Road development includes 105 new homes. 17 homes are London Affordable Rent, offering a rate comparable to social rent. 46 homes were created under the London Living Rent scheme, which offers rent costs based on a third of average household incomes – allowing Londoners to save for a deposit to purchase a shared ownership home. A further 42 homes have been created for shared ownership use.
The Bilton Road development appeals to a range of different affordable housing needs, ultimately helping more people get onto the housing ladder.
In addition to its high-quality offering, the Bilton Road development is ideally located within a 10-15 minute walk of Alperton and Perivale tube stations, as well as local shops and amenities. The development also sits in the Southall housing zone – a dedicated £1.55bn regeneration project by the government, aiming to deliver a total of 1,786 affordable homes.
The Solution
It was imperative that the quality in construction was consistent across these different tenures, so our Clerk of Works services was indispensable to help assure Network Homes that high standards were being met.
Our dedicated Clerk of Works team provided in-house expertise in Mechanical & Electrical and Fire Stopping services, ensuring specific project elements met contractual and legal requirements. Our scope of work also included reviewing designs and drawings to identify any potential conflicts pre-construction, as well as inspecting and cross-checking construction works with drawings and specifications.
