Newham Council is embarking on its most ambitious Councilled new-build housing programme in the last 40 years to deliver the Mayoral pledge for 1,000 council-owned affordable homes to start on site by May 2022. The Affordable Homes for Newham Programme will deliver the development of council-owned sites currently occupied by garages or other non-residential uses or vacant sites already scheduled for redevelopment. The programme will be supported by the £107m grant secured from the Greater London Authority in 2018 and Right to Buy receipts if required.
The former Army and Navy public house was a Victorian building, and the garage included the development site was previously a filling station. To the rear of the site, there are London Borough of Newham owned and managed garages, which are currently let to residents for non-commercial use.
Adjacent to the site is the privately-owned garage and breakers yard. The public house on the site was demolished in March 2021 due to issues of unauthorised access.
This particular scheme will involve the development of 32 new affordable Passivhaus ‘Low Energy’ grade homes, associated works and redeveloping the adjacent public realm to the north-west, to provide a public open space, seating, children’s play area, outdoor gym, tree planting and associated landscaping. The London Borough of Newham’s objective is to ultimately deliver a scheme sensitive to the existing area while pushing the design envelope in terms of the maximum height and density possible.
As part of our appointment and in line with the Public Services (Social Value) Act 2012, we will support the council and contribute to social value initiatives within the area.
