Long-term Rund client, Network Homes, appointed our Clerk of Works services to oversee the end of rectification process for a completed new build residential development in Dollis Hill, north west London.
Project Background
The development, comprising 160 new homes, was constructed on the former site of Menorah Private School.
The new homes featured a mix of apartments and houses, with a split between tenures including shared ownership. Each home featured a contemporary design, with additional outdoor space, underground parking, and surrounding garden areas.
The Dollis Hill development formed part of a government-funded programme for social housing landlords to build new affordable homes in the capital. The fund was in place to unlock the door to homeownership for thousands more Londoners.
The Solution
Our role as Clerk of Works involved managing, coordinating, and facilitating the end of the rectification process. There were several issues which required attention, including increased sound transfer and disruption between apartments. We worked closely with an acoustic consultant to carry out a thorough investigation, ensuring intricate soundproofing processes were put in place to rectify the problem.
We also led various other investigations and offered practical solutions to tackle additional issues within the development, such as water ingress in the basement car park.
We ensured all works were carried out to the highest quality standards, aligning with the client’s high specification requirements.
