Rund was appointed by Grainger plc, the UK’s largest listed residential landlord, as Project Monitor on Gatehouse Apartments, Grainger’s £27m scheme in Southampton city centre.
Project Background
The extensive scheme involved the creation of 132 high-quality, purpose-built and professionally managed rental homes, responding to a growing demand in one of the south coast’s most economically vibrant cities.
 
Gatehouse Apartments forms part of an emerging private rental sector offering in Southampton, with the city recently tipped as one of the top 20 future rental hotspots in the UK by CBRE.
 
In addition to roof terraces providing highly desirable outdoor leisure space for residents, the scheme also includes a ground floor commercial unit and internal resident amenity space, featuring a lounge, gym, co-working space and private experience kitchen and dining room facility.
 
According to Southampton City Council, high-quality rental accommodation in Southampton is cited as one of the key drivers of the city’s economic growth. Rund’s experience and expertise in delivering quality in construction was instrumental in the delivery of Gatehouse Apartments.
The Solution

As Project Monitor at Gatehouse Apartments, our scope of work covered management of multiple risk assessment factors, including quality control, financial and technical review. We undertook a thorough due diligence report. We also reviewed design drawings, contracts, and the development agreement, ensuring all met Grainger’s specific requirements. In addition, we managed cash flow and assisted with planning matters.

Southampton has become an attractive development target in the Build to Rent sector, owing to a variety of factors including its strong transport links and excellent employment opportunities. Grainger’s new Gatehouse Apartments development has capitalised on this opportunity by transforming a disused site into sought-after, high-quality homes for hundreds of prospective renters.
