Our role as Employer’s Agent involved reviewing the Development Agreement between A2Dominion and the developer, Bellway Homes. We ensured all proposals were acceptable by checking specifications and assigning a ‘traffic light’ system to determine any prospective issues ahead of development.
A key challenge was that the site was situated next to a railway line, posing potential issues for train operations during construction. We helped review and set up a Basic Asset Protection Agreement (BAPA) with Network Rail to mitigate this, ensuring the railway could operate as usual as project works progressed.
In addition, as part of our Employer’s Agent role, we reviewed the contract sum analysis to assess whether the Development Agreement offered our client value for money.
Our Clerk of Works role involved stringent quality control procedures, beginning at pre-construction stages where we reviewed proposed specifications and drawings, identifying potential improvements in line with A2Dominion’s requirements. We also spent a significant amount of time on site, overseeing all works and reporting back to assure the client that high quality standards were being met.
