A key challenge of the project was ensuring the preservation of the area’s rich heritage. Our strategy involved facilitating discussions between the local authority, architect, and contractor to create a sympathetic programme of works, helping the development tie seamlessly into its surroundings.
A significant part of our role involved chairing regular meetings with the design team to help develop a high-quality scheme that was also in keeping with the client’s specifications for planning submission and tender issue dates.
We were also involved in procurement, preparing build cost estimates through our Quantity Surveyor service, as well as co-ordinating due diligence prior to site acquisition. We also added value to the project by negotiating access licenses with adjoining properties, as part of a Party Wall agreement.
The St Ann’s conservation area is one of 28 in Haringey and sits in a residential area, surrounded by local amenities such as St Mary’s, St Ann’s and Chestnuts Primary Schools and St Ann’s Hospital – all of which are landmark historical buildings with Gothic-style features.
