Network Homes has appointed Rund's Clerk of Works services for a residential refurbishment project, forming part of a wider £175 million regeneration of Stockwell Park Estate.
Project Background
The major regeneration scheme began in 2007 and involves the refurbishment of over 500 new homes, creation of new landmark developments and provision of new communal facilities. Tyler House is one of the last buildings undergoing improvement works within the estate. This involves a complete refurbishment of its existing 48 one, two and three bedroom flats, with 13 new shared ownership flats constructed as part of a new fourth-floor build-over extension.
The refurbishment works involve multiple high-quality upgrades to deliver a new lease of life for Tyler House. These include improvements to gas, water, communications and electricity supplies, new windows and communal spaces, an insulated render system to the façade and outdoor landscaping. The new build units will also have an array of high-quality features, including underfloor heating and winter gardens.
The Solution
Our highly skilled Clerk of Works team are on site weekly, ensuring all works are carried out meticulously and efficiently. Network Homes is also benefitting from our in-house Fire Stopping and Mechanical & Electrical specialisms as part of our service. We have developed a detailed fire strategy which includes an effective water mist system and robust fire doors for enhanced health and safety compliance.
We have also assisted Network Homes in overcoming a key challenge around residents remaining in occupation during construction works. We are involved in the careful decanting programme to ensure residents move safely into their newly refurbished homes as works progress.
