Rund is providing pre-contract Technical Due Diligence and post-contract Principal Consultant and Clerk of Works services on three BTR schemes. The first Manchester BTR development is a 60-storey, 532-suite residential tower currently under construction in the Castlefield conservation area on the bank of the River Irwell. The second Manchester property is a 40-storey, 517-suite residential block located in the city’s Greengate neighbourhood. Once completed, the sites will feature high-quality one-, two- and three-bedroom apartments and exceptional amenities such as co-working areas, a gym, rooftop terrace, and resident lounges.
The third BTR scheme in Basildon is a 492-suite three-block, mid-rise property close to the main train station and part of an area within the city’s £600 million regeneration masterplan. It will feature one- and two-bedroom apartments and include extensive amenities such as five outdoor terraces, a gym, and co-working areas.

Through Rund’s Technical Due Diligence services, Starlight Investments has so far received risk assessments for the three acquisitions. Rund inspected and reported on elements, such as surveys and reports, the Building Safety Act, and operational requirements of the buildings, and establishing mitigations where necessary. Through Rund’s Principal Consultant services, they will ensure adherence to the contract, provide advice, and ensure deadlines and milestones are achieved according to Starlight Investments’ obligations. Rund’s Clerk of Works team will provide Quality, Fire and M&E inspections – including commissioning and testing.
These acquisitions mark a major milestone in Starlight Investments’ European residential asset management platform which, together with previously announced acquisitions, will increase its UK portfolio to over 3,300 units. This work also follows Rund’s appointment earlier this year for Starlight Investments’ BTR schemes in Dartford, Kent (232 homes), Liverpool Waters, Liverpool (278 homes), Michigan Avenue, Manchester (393 homes), and Victoria Road in Ashford, Kent (254 homes).
