As Managing Director, Richard takes a hands-on, personable approach to leading Rund through active engagement with our team and clients.
With over 20 years’ experience in the property and construction industry, Richard’s experience extends across the commercial and residential sectors as a Building Surveyor and Employer’s Agent.
Richard has previously spent part of his career as a Development Project Manager for a leading registered housing provider, meaning that he has first-hand experience in managing both refurbishment and new-build projects.
Paul manages our Southampton and Bristol offices, and is directly involved in running projects on behalf of a variety of clients across the south of England to provide his in-depth knowledge and experience to ensure a successful project. He also oversees the delivery of our Clerk of Works services, ensuring quality, consistency and compliance is maintained across all inspections, with a strong focus on governance, standards and overall service delivery.
As a Chartered Quantity Surveyor, Paul leads our cost consultancy services and works with clients, and other professionals, from initial feasibility through to project completion. Paul has a wealth of knowledge with over 40 years’ experience in the property and construction industry, with particular expertise in commercial and residential developments.
Paul is a Chartered Surveyor and Executive Director at Rund, with over 20 years of experience in the property and construction industry. His expertise is focused on the residential sector, including build to rent, affordable housing and purpose-built student accommodation, where he leads strategic, residential-led developments at a national scale.
Having joined Rund in 2012, Paul has played a key role in the company’s growth, previously serving as Head of Project Management and Director before becoming Executive Director in 2023. He is responsible for business performance, strategic growth and delivering against business plan targets through strong leadership and operational excellence.
Alongside his role at Rund, Paul is also a Special Advisor to the Association for Rental Living (ARL), providing expert insight on construction, contractors and housebuilders to support the organisation’s strategic direction and wider sector development.
Paul is recognised for his collaborative approach, bringing together public and private sector partners to deliver complex schemes successfully. His experience spans a wide range of roles, including Project Director, Employer’s Agent and Joint Venture Supervisor, across strategic development agreements, multi-phased regeneration and large-scale residential projects.
Philip is a Chartered Building Surveyor with wide-ranging experience across the residential and education sectors.
In conjunction with colleagues, Philip provides Employer’s Agent and Project Management services for multi-million pound mixed-use residential schemes. Philip is experienced in managing complex development sites and overcoming the challenges of site abnormals, phased delivery and engagement with multiple stakeholders.
His background as a Building Surveyor ensures that Philip is well-versed in neighbourly matters and he is able to provide a keen focus on build quality. He also heads up our Building Surveying team, providing strategic oversight and leadership, with an expanded remit that includes driving social value initiatives, strengthening building safety and compliance, and supporting overall business performance.
Caroline has more than 30 years of experience working in HR. She has multiple qualifications, including accreditations with the Chartered Institute of Personnel Development and the Chartered Institute of Payroll Professionals.
Caroline has worked across a broad range of sectors including housing, retail, and travel. She has led HR divisions for companies across the UK and Europe, with previous roles at companies with significantly high personnel and sites.
Caroline’s role at Rund centres around evolving our HR strategies in line with the company’s growth. She heads up our team investment initiatives, making sure everyone continues to feel supported on both a personal and professional level. She also works to develop and streamline our company policies and processes, while driving our recruitment strategy to help us strengthen our status as the ‘Consultant of Choice’ for prospective new employees.
As a fully qualified Chartered Quantity Surveyor and a member of the Association of Project Management, Stuart brings a wealth of experience and expertise to Rund after working across a wide range of construction sectors over the past 30 years. This includes the residential (affordable, private and private rented), later living, education, commercial and healthcare sectors, where he has been involved in managing multiple complex construction projects.
Prior to Rund, Stuart worked as Project Director/Programme Manager at Arcadis, where he managed a 30-strong team of Project and Cost Managers. As part of Arcadis’ South West Government Programme and Project Management team, Stuart was responsible for strategic leadership, as well as leading the delivery of client objectives on a variety of schemes including social infrastructure projects, urban growth and revitalisation programmes.
At Rund, Stuart plays a key role in the strategic development of our cost consultancy service, driving its growth and positioning within the market. He provides leadership across cost management commissions, ensuring a consistent, high-quality service offering while strengthening client relationships and identifying new opportunities to expand the business.
Tim joined Rund in the spring of 2012 having worked previously for many years with a main contractor as a Project Surveyor. Tim has over 20 years’ experience in the construction industry as a Quantity Surveyor. His day-to-day role is Employer’s Agent on large residential schemes in the southern region but is also involved with feasibility estimates, budget costings, cost plans and traditional quantity surveying and contract administration services for a range of different clients.
Tim oversees a team of Employer’s Agents and Quantity Surveyors from our Southampton office and has experience working on projects within residential, education, industrial sectors and historic buildings, as well as smaller domestic schemes. He also sits on Rund’s Shadow Board, contributing to business governance and providing strategic input to support the continued growth and development of the business.
Ben has a decade of experience in the provision of property consultancy services within the residential and commercial sectors, working across a range of development models.
He provides Quantity Surveying, Employer’s Agent and Project Management services for our clients, and works extensively with developers and housing providers, particularly on residential-led schemes. Ben is experienced in managing complex sites and phased delivery challenges, proactively engaging with project teams and the various stakeholders involved in such developments.
Since joining Rund in 2017 as an Assistant Surveyor in the London team, Ben has progressed quickly through the company’s structured development programme. With Rund’s support, he achieved membership of the RICS in 2022.
Ben now focuses on three key areas: Quantity Surveying service development, people development, and business development. This includes leading, growing and refining Rund’s cost consultancy offering, supporting the line management and professional development of colleagues in London and across the wider business, and identifying and pursuing new client and project opportunities to drive commercial growth across key regions.
Terry heads up our in-house Clerk of Works team and has over two decades of experience in the construction industry. In addition to leading the team, he is responsible for the operational delivery of our Clerk of Works service, ensuring a consistent, high-quality approach across projects and driving best practice in inspection, reporting and compliance.
He began his career by completing a three-year apprenticeship in passive fire protection, subsequently becoming an Installation Engineer. His early technical grounding has provided a strong foundation in building safety and quality assurance, which continues to underpin his work today. Terry’s experience also includes working with the NHS as a Building Manager, where he led the building department across three hospital sites in Kent, overseeing construction works and managing maintenance teams to ensure full compliance with client and regulatory requirements.
Terry brings extensive expertise in fire engineering, compliance and building safety, giving our clients confidence that developments are delivered to the highest standards of quality and safety. He also plays a key role in the wider business, sitting on Rund’s Shadow Board where he contributes to strategic decision-making and business governance, helping to shape the continued growth and direction of the practice.
Will joined Rund in 2021 and has over 20 years of experience working in the property and construction industry. During this time, he has amassed significant experience working across multi-million-pound residential, education and commercial schemes. As a Project Manager with a building surveying background, his experience includes acting as Employer’s Agent, Contract Administrator and New Build Development Consultant.
Simon has worked in the property and construction industry for more than 10 years and is a highly experienced Employer’s Agent and Quantity Surveyor. He joined Rund in 2016 as Assistant Surveyor and has since developed a wealth of experience after successfully delivering many construction projects across the residential, commercial, and leisure sectors. Clients have praised Simon’s trusted advice time and time again, as he offers a broad range of multi-disciplinary skills, including Project Management, Cost Planning, and Contract Administration.
Simon has played an instrumental role in Rund’s rapid expansion over the years, helping us build a strong reputation and portfolio of work in the South West – which subsequently led to opening our Bristol office in 2021. Simon now supports the management of our Bristol office, business development and our ambitious growth plans as we enhance our status as ‘The Consultant of Choice’. He also sits on Rund’s Shadow Board, contributing to business governance and providing strategic input to support the ongoing development and direction of the business.
Will has a decade of experience in the construction industry, delivering Technical Due Diligence, Quantity Surveying, Monitoring Surveying, Project Management and Employer’s Agent services. This breadth enables him to identify, manage and mitigate risk from multiple perspectives across the development lifecycle.
He has significant experience providing Technical Due Diligence for lenders, investors and developers, offering clear, commercially focused advice to support acquisition and funding decisions. While experienced across residential and mixed-use schemes in London and the South East, Will’s work spans a wider geographical reach and a range of development types, including both high- and low-rise schemes.
As an Associate, Will plays a key role in the development of our people, supporting and mentoring graduates and early career professionals, and contributing to the ongoing evolution of our graduate programme. He joined Rund following a summer internship during his studies at the University of Warwick, which inspired his career in construction consultancy and surveying.
Jo has over 10 years of experience in the construction industry, delivering Joint Venture Supervision, Employer’s Agent, Quantity Surveying and Project Management services across a range of sectors. She joined Rund in 2019 as a Surveyor and has since progressed to Associate.
Jo holds professional qualifications and achieved Chartered status (MRICS) in 2024. She plays a key role in leading Rund’s Joint Venture service, working on complex, strategic developments including large-scale residential schemes and new towns.
Alongside her project work, Jo contributes to internal initiatives including Women in Rund, the Graduate Programme and the APC team, supporting the development of future talent within the business.
Aqib has 7 years of experience in the construction industry, providing Employer’s Agent, Project Management, and Technical Due Diligence services to clients. His primary focus is in the residential and commercial sectors, with extensive experience in the construction of low-rise housing, high-rise developments, high-risk projects, built-to-rent schemes, and commercial office space.
Aqib works closely with institutional investors, government entities, and housing associations, ensuring that projects are delivered to the highest standards. His experience on complex sites has enabled him to excel in project planning and control, risk management, stakeholder and contract management, and dispute resolution.
Aqib joined Rund in April 2024 and became chartered with the Royal Institution of Chartered Surveyors (RICS) in the same year. He is now involved in developing the Birmingham team and supporting colleagues on their journey to RICS chartership.
Ian has over 25 years of experience in the construction industry, specialising in Clerk of Works services across a range of sectors. His expertise spans projects including refurbishments, new builds, and fit-outs, where he focuses on ensuring compliance with Building Regulations and raising quality standards.
Ian works on a variety of residential projects, including affordable housing, rented, and shared ownership homes. He is skilled at managing relationships with clients, builders, and site teams to ensure projects are completed to the highest standards.
Ian's extensive career also includes previous roles as a Senior Building Inspector at a warranty and insurance provider for new homes, where he gained experience in both low-rise and high-rise developments. He is dedicated to supporting the professional development of junior team members and continues to build his own expertise through ongoing learning and certifications.

Tyler has 6 years of experience in the construction industry, providing Project Management, Employer’s Agent and Monitoring Surveyor services, supporting clients across all stages of the project lifecycle.
Holding a BEng (Hons) in Civil Engineering, Tyler began his career in project management, gaining a strong technical foundation and experience across a range of sectors, including infrastructure and international projects, before joining Rund.
Tyler works closely with a variety of clients to deliver projects that align with strategic objectives, contributing to the successful delivery of complex schemes. Alongside his project work, he supports the development of junior team members, sharing his knowledge and experience across the team.
Neil has over 50 years of experience in the construction industry providing Project Management, Contract Administration, and Quantity Surveying services. He boasts a diverse career with global experience, having previously run his own consultancy in Africa, where he serviced mixed commercial projects. At Rund, Neil lends his invaluable expertise to projects spanning the south of England, from affordable housing developments to large-scale regeneration schemes.
A RICS Certified Leader, Neil excels at resolving complex issues, supervising project finances, preparing tender and contract documents, and fulfilling the needs of clients, while ensuring legal and quality standards. As such, he has become an invaluable member of project teams, leading to his promotion to Associate.
Neil’s technical expertise and strong experience positions him as a knowledgeable leader who can adapt to diverse clients and projects, as evidenced by his chartership with the Royal Institution of Chartered Surveyors (RICS). Throughout his career, Neil has gained expertise through a wealth of projects including new builds, fit-outs, and refurbishments.
Rob has nearly three decades of experience in the construction industry, with expertise including timber frame construction, fire stopping, fire doors, and External Wall System Fire Review. A Fellow of the Institute of Clerk of Works and Construction Inspectorate (FICWCI), Rob holds both a Fire Stopping Inspection Diploma and AssocRICS status. His extensive expertise spans a variety of projects, including new build, conversion, and refurbishment, on which he consistently demonstrates a keen eye for detail and a proactive approach to site inspections.
As an Associate, Rob leverages his technical expertise in fire safety and construction standards to ensure that projects are completed to the highest levels of safety and quality.
Having joined Rund in 2004, Rob has contributed significantly to the success of a variety of projects, and his ability to manage complex site inspections underlines his importance to the team.
