Metropolitan Thames Valley has appointed Rund for Employer’s Agent and Principal Designer services on an affordable housing scheme in Lambeth.
Project Background
Metropolitan Thames Valley is set to reinvigorate disused land across the Ashmole Estate, with the creation of 30 new build one, two and three bedroom homes, split between affordable rent and shared ownership tenure. The scheme will also involve the enhancement of an existing tenant’s hall, featuring 100sqm hall space, a commercial space and resident’s office.
 
We have been involved in the project since its early stages, beginning in its pre-contract phase where we helped Metropolitan Thames Valley develop designs and manage cost implications.
The Solution

The project has presented several challenges related to its impact on residents. The two sites are directly adjacent to occupied residences, so we have provided the client with various approach recommendations to help minimise disruption. This included building both sites out simultaneously for a more efficient delivery.

We have also facilitated essential stakeholder management related to the existing tenant’s hall, which is frequently used by residents for events and gatherings. We have been liaising directly with residents on behalf of Metropolitan Thames Valley, presenting the benefits of the refurbishment works in terms of improving quality and expanding space. We have also helped ensure safe access to the hall continues to be available throughout construction works, with a temporary facility created following demolition.

Ashmole Estate will help satisfy a growing need for high-quality affordable housing within a developing area of London, creating a mix of homes appealing to different residential needs.
