Rund has been appointed to support Grainger Plc as the Quantity Surveyor on this significant build-to-rent (BTR) scheme in Cardiff.
Project Background

The proposed scheme by Grainger Plc is a BTR-led scheme on John Street in Cardiff, providing around 400 new apartments with ancillary uses on the ground floor of the proposed part 26 / part 18-storey development. John Street is part of a key regeneration area in the city, located near the central business district. The area has been subject to significant redevelopment projects in recent years, contributing to the city's modern commercial and residential landscape. The scheme will deliver a mix of studio, one-, two-, and three-bedroom apartments, in addition to the refurbishment of the railway arches to bring these spaces back into meaningful use for the local community. 

The Solution

For this scheme, we are providing a full Quantity Surveying service from RIBA 1 through to RIBA Stage 6, with services running to October 2028. During the early stages (RIBA Stage 1), our Quantity Surveyors helped Grainger Plc understand the projects' financial feasibility, including developing initial cost plans. We created detailed cost estimates in the concept design phase (RIBA Stage 2) and provided practical budgetary advice. 

As the design develops (RIBA Stage 3), the team will continue to analyse costs for different building elements and suggest ways to improve value for money. Our team will prepare tender documents, compare costs from different suppliers, and develop procurement strategies to deliver the best financial outcome. During construction (RIBA Stage 5), they will help monitor project costs, provide guidance on any financial changes, and maintain strict financial control. At the project's conclusion (RIBA Stage 6), they will complete the final financial accounting, evaluate the overall costs, and provide a comprehensive financial summary to ensure Grainger Plc has a clear, transparent understanding of how every pound was spent throughout the construction process.
