City West Homes appointed Rund for Building Surveying and Quantity Surveying services on planned cyclical maintenance works at Hallfield Estate in Bayswater, West London.
Project Background
Works formed part of a major estate-wide scheme to upgrade 11 blocks at Hallfield Estate. Most buildings on the estate are Grade II Listed, featuring immediate post-war modernist housing design by architectural group Tecton.
 
According to Historic England, the buildings were designated Grade II Listed status for their distinctive and aesthetic approach to social housing, with facades treated as ‘works of abstract art’.
The Solution

The work involved an extensive number of upgrades including window renewal, improvements to thermal insulation, external decoration, electrical upgrades, balcony drainage works, front door replacement and new lighting installations. In addition, various repairs took place on tiled facades, brickwork, concrete, and asphalt.

As part of our service, we reviewed City West Homes’ record survey information and undertook thorough site inspections. We also assessed costs, prepared budget costings, and issued a feasibility report with recommendations for upgrade works. In addition, as Hallfield Estate was designated as a conservation area, we also arranged necessary consents to ensure all works complied with associated regulations.

We added value by reviewing the proposed works, ensuring they were fit-for-purpose and in line with high-quality standards. Our in-house Sustainability Advisors made recommendations on product sustainability, with our Quantity Surveyors identifying value engineering opportunities to help lower costs and increase project efficiency.
