Rund is appointed as Employer's Agent and Clerk of Works by Thriving Investments on a £40 million forward-funded deal with Vistry for the construction of 167 new affordable homes.
Project Background

Thriving Investments and Resi Homes Limited, the latter a Registered Provider of social housing, agreed the deal with Vistry Partnerships. The forward funding deal enables the build-out of 167 affordable homes, including a mix of houses and apartments, with 159 designated for shared ownership and eight for affordable rent. The 159 shared ownership homes are delivered to EPC A energy efficiency standard through a "fabric first" approach to design, with photovoltaics and electric vehicle charging facilities and all homes having private outdoor space.

The new homes at Langley Park are being built on a brownfield site, which has sat vacant previously. Westinghouse Brakes, a British railway engineering company, formerly used the site. 

The Solution

Our Employer's Agents have taken primary responsibility for representing Thriving Investment's interests throughout the early stages of the project lifecycle. Our involvement encompasses managing all contractual obligations, overseeing commercial aspects, and ensuring adherence to project timelines and budgetary constraints. This role is particularly valuable in navigating the complex relationships between multiple stakeholders involved in the development.

Working with our Employer's Agents, our dedicated Clerk of Works are conducting rigorous quality inspections throughout the construction phase. Through regular site inspections and detailed technical monitoring, our Clerk of Works are ensuring exacting standards are maintained across all aspects of the build. Our proactive approach to quality control is instrumental in minimising defects and ensuring superior build quality.
