Baltic Wharf is a residential scheme in Bristol’s harbourside. The project involves 166 apartments across six blocks at a prominent waterfront site with a long development history.
The scheme will provide a mix of private and affordable homes, with 40% of the apartments acquired by SNG (Sovereign Network Group) to be delivered as a mix of social rent and shared ownership. The remaining homes will be delivered for open market sale.
The development is being brought forward through a joint venture between The Hill Group and Goram Homes, Bristol City Council’s housing company. The scheme requires clear reporting, careful governance, and independent oversight throughout the construction process due to its complex site, a high-profile location, and a partnership-led delivery structure.
Due to Baltic Wharf’s waterside setting, it requires close attention to planning, infrastructure, and neighbouring-site details. Strong project monitoring and early risk visibility are particularly important as the works progress.
Rund is providing Joint Venture Supervisor services on behalf of the partnership.
Our role includes monitoring progress against the agreed business plan and financial model, attending site each month, reviewing work valuations, and certifying payments for completed works and development management fees.
Rund also provides regular reporting to the LLP board, giving the partnership a clear view of progress, cost, programme, and risk throughout the construction phase.
Sitting one step removed from day-to-day contract administration, Rund brings an independent view to the project. Our focus is on clear financial oversight, programme visibility, practical risk advice, and transparent reporting, helping both partners maintain confidence as the scheme moves forward.
Project Impact
Rund’s involvement is helping provide the independent governance and assurance needed to support the successful delivery of Baltic Wharf.
Construction is now underway, with groundworks progressing and superstructure works due to commence shortly. The first three blocks are scheduled to complete in November 2027, with the remaining three blocks expected to complete in June 2028.
Once finished, Baltic Wharf will deliver 166 new homes in a sought-after Bristol waterfront location, including 66 affordable homes through SNG.
