Rund is appointed as Project Monitor at the New Era Estate, a major residential redevelopment project in Hackney being delivered by Dolphin Living in partnership with The Hill Group. Designed by Allies & Morrison, the redevelopment will deliver 208 new homes, comprising 99 intermediate rent homes and 109 homes for private sale, together with flexible retail space and extensive landscaped amenity areas. The development will more than double the number of homes currently on the site and create a new mixed-tenure neighbourhood in the heart of Hackney.
Originally constructed in the 1930s, the New Era Estate has a long-established residential community. Following its acquisition of the estate in 2014, Dolphin Living worked closely with residents to explore options for its future, ultimately progressing a comprehensive redevelopment designed to provide modern, high-quality homes while enabling existing residents to return to the completed scheme.
The new development incorporates a range of sustainability measures, including air source heat pumps, photovoltaic panels, green and blue roofs, biodiversity enhancements, and extensive planting, supporting the creation of a sustainable and well-connected new community.
Rund has been appointed to provide Project Monitoring services on behalf of Dolphin Living throughout the construction phase, with our Clerk of Works team supporting the inspection and quality-monitoring aspects of the commission.
Acting as Dolphin Living's independent representative, we are set to monitor the Agreement for Lease and Development while providing oversight of programme, commercial, technical, and compliance matters. Our responsibilities include reviewing project cash flow and payment information, monitoring progress against contractual milestones, assessing change control and contractor submissions, and providing detailed reporting to support informed decision-making.
We are also monitoring design information, planning and statutory requirements, health and safety processes, construction methodologies, and project delivery risks, helping to ensure the scheme progresses in accordance with Dolphin Living's objectives and contractual requirements.
Through regular site inspections, our Clerk of Works team will also provide additional quality assurance support, monitoring workmanship, progress, and compliance on site. Findings are incorporated into our wider Project Monitor reporting, enabling early identification of potential issues and supporting successful delivery through handover, defects management, and project close out.
