Rund has been appointed by Clarion to deliver Employer’s Agent, Clerk of Works, and CDM Advisor services at Twyford Abbey.
Project Background

The project involves delivering 296 homes across seven new residential buildings and restoring an original walled garden at a historic site in Ealing, west London. Clarion has designated 50% of the new dwellings as affordable homes for local people, in a significant housing boost for Ealing’s residents. A Grade II-listed manor house stands in the middle of the site, which will be restored and developed into an additional 30 homes by Picture Properties as part of the project’s masterplan.

The development has been designed in harmony with its surroundings, with the new residential buildings adopting the Gothic elements of Twyford Abbey. To further enhance the site’s character, the main drive is lined with two-storey cottages evoking the workers’ cottages found on historic estates.

The restored walled garden will be filled with new community grow gardens and an orchard, which will deliver biodiversity net gain, as well as safeguarding wildlife habitat and creating nature corridors.

The Solution

As Employer’s Agent, we are acting on behalf of Clarion, ensuring the scheme is delivered in accordance with their requirements, on time and within budget. Our duties include managing a risk register, devising a snagging and de-snagging strategy, and undertaking handover inspections prior to Practical Completion.

As CDM Advisor, our duties cover assisting the client, conducting health, safety, and wellbeing inspections, providing progress reports, and maintaining regular communication. An advisory role, our scope of service includes checking pre-construction information, carrying out regular health and safety inspections of the site, and recording items such as attendance at meetings and completed tasks in monthly site inspection reports.

As Clerk of Works, we are monitoring quality, safety, and regulatory standards throughout the construction period. Our Clerks of Works leverage their skills in the disciplines of Quality, Fire, and M&E to ensure that the development is high quality and built to last, minimising defects and delays.
